Community Meeting Tomorrow 1/31

Hello Neighbors,

Just a reminder that the property management company for Hampton Oaks, Best Property Management of GA, Inc., will be holding a community meeting tomorrow, Thursday, January 31st, from 6:30-8:30 p.m. at the clubhouse.

Immediately following the meeting, a small group of neighbors will be conducting a sign-up for volunteers to serve on committees to be established in the community. Some examples of the proposed committees include:

Social Committee- Responsible for planning community events.
(Organizers: Rebecca M., Yvonne G., Melanie W.)

Youth Committee- Responsible for planning and coordinating youth events and activities in the community.
(Organizers: Melanie W., Cynthia S. , Alex D., Nicole F.)

Neighborhood Watch- Responsible for working with Fulton County Police Department to establish a Neighborhood Watch program for Hampton Oaks.
(Organizer: Melanie W., Gary F.)

Communications- Responsible for disseminating both local and community news and information. Duties will include distributing event fliers and posting on the community blog.(Organizers: Alex D., Gary S., Yvonne G., Rebecca M.)

Landscaping/Grounds/Architectural Control- Responsible for acting as a liaison group between Hampton Oaks community and Best Property management for monitoring and reporting matters such as builder issues, covenant violations, and maintenance of common grounds. (Organizers: Gary F., Rebecca M.)

Community Outreach/Political Action –Responsible for representing Hampton Oaks at local and political meetings events such as County Commission, school board, and other community wide meetings. Will work with the Communications committee to provide community updates. *** We are especially in need of neighbors with legal backgrounds to work with this committee.*** (Organizers: Cynthia S., Alex D., Gary F.)

Please note that these are just a few recommendations for groups that we feel would be beneficial to Hampton Oaks and the organizers listed above are just a few neighbors who have graciously volunteered to spearhead establishment of these committees. We welcome input from each and every neighbor.

KB Atlanta President is Coming to Speak with Us - Fri. 1/11/08 6PM

Neighbors,
The President of KB Atlanta, Mr. Greg Duriez, came to Hampton Oaks this past Friday, along with members of the KB Atlanta team, to discuss the future plans for the Hampton Oaks community.

While we promised to post minutes from the meeting here, there was so much information shared that it would be impossible to cover everything. So I'll just highlight the key points.

A few neighbors collected some of the prevailing concerns around the neighborhood and presented them in a letter to Mr. Duriez, prior to the meeting which he addressed in most of his presentation. The questions revolved around how KB is responding the housing slump in their sales and marketing planning for Hampton Oaks.

Mr. Duriez assured us that KB is totally invested in the success and growth of the Hampton Oaks community and is being very strategic in their marketing efforts. Prices were lowered in many of the KB home communities including Atlanta's other Martha Stewart development, Wynchase, as a first reaction to the change in market conditions.

New prices start in the $180's, slightly less than what the market allowed just one year ago, however with KB's build-to-order model, buyers can still expect to spend in excess of $200,000 with the addition of upgrades and options.

KB has also decided to discontinue the least popular Martha Stewart models, the ones that did not sell very well in the first phase, and introduce a line of Martha Stewart ranch plans. The ranch plans target baby boomers, who would enjoy a community like Hampton Oaks and would have enough equity in their current homes to sell and walk away with a significant down payment on a new home.

KB Atlanta has exercised their option to purchase a total of approximately 200 home sites from developer, PEC at this point. That number will increase as we start to see the positive effect of the new marketing strategies. The neighborhood expressed a sincere interest in supporting KB's new marketing effort in many ways, including offering testimonials and planning events for potential new neighbors.

Mr. Duriez also suggested that if neighbors were willing to show their homes to potential buyers, particularly homes that do not have an available model, that KB would offer a Home Depot gift card as a thank you. If anyone is interested in signing up for that program, contact the sales office for more information.

Mr. Duriez pledge to continue to keep the neighborhood clean and free of construction debris as they continue to build and if we should happen to find that they are falling short of that commitment to call the warranty line, file a claim and they will come out and take care of it right away.

Overall it was a very productive meeting. Many of our questions were answered and most of the neighbors felt comfortable with KB's new strategy for growing our neighborhood. We will work together to keep the lines of communication open between the neighbors and KB and feel sure that Hampton Oaks will continue to be a place that we are proud to call home.

Our property managers were also present and announced that they are planning a meeting on January 29th to address concerns about property maintenance, clubhouse management and the formation of a homeowners' association.
